Ethylene Propylene Diene Monomer | EPDM

EPDM is a thick rubber roofing (normally black) sheet that goes on flat or low-slope roofs—like garages, porches, additions, and some commercial buildings. It’s popular because it handles weather well and stays flexible as temperatures change. We install EPDM with the right details—clean seams, strong edge sealing, and proper flashing around vents and walls—so water stays out and the roof holds up long-term.

Preventive Maintenance & Inspections

Flat roofs need periodic checkups to stay watertight—especially on larger buildings with drains, seams, and rooftop equipment. We offer scheduled inspections to catch small issues early, keep drainage working properly, and handle minor repairs before they turn into disruptive leaks. Each visit includes photo documentation so you can track roof condition and plan ahead with confidence.

Thermoplastic Polyolefin | TPO

TPO is a white roofing membrane that’s heat-welded at the seams to create a watertight seal. People like TPO because the white surface reflects sunlight, which can help keep a building cooler in summer. If your flat roof is old, leaking, or holding water, we’ll remove the failing material (as needed), fix any soft or damaged areas underneath, and install a new TPO system built for solid drainage and long-lasting protection.

Roof Coatings & Waterproofing

Roof coatings add an extra layer of protection that helps seal seams, reduce UV damage, and slow the aging of flat roofing systems. A professionally applied coating can extend roof life, improve weather resistance, and help delay the need for full replacement while keeping your building better protected year-round.

Modified Bitumen

Modified bitumen is an “asphalt-based” flat roof system (durable roofing rolls) that’s often used on flat roofs that take more wear—like roofs with foot traffic, HVAC equipment, or tricky details. Modified bitumen is one of the more budget-friendly flat-roof systems, while still offering solid protection when installed correctly. Manufacturer warranties also tend to be less competitive compared to EPDM.

Insurance Claims

Storm damage and unexpected leaks often lead to insurance claims, but the process isn’t always straightforward. We provide detailed inspections, photo documentation, and clear reports—and if you run into pushback, we can connect you with trusted professionals in our network to help move the claim forward and keep your project on track.

How long do flat roofs typically last? Flat roof lifespan depends on the material and installation quality. EPDM and TPO roofs often last 20–30 years, while modified bitumen systems commonly last 15–25 years. Regular inspections and maintenance can significantly extend the life of any flat roof.

What is the best material for a flat roof? There isn’t one “best” option for every building. EPDM is known for durability and flexibility, TPO is popular for energy efficiency and heat-welded seams, and modified bitumen is a dependable, budget-friendly layered system. The right choice depends on the building, budget, and long-term goals.

How do I know if my flat roof needs to be replaced? Common warning signs include recurring leaks, pooling water, cracked or separating seams, bubbling, and visible wear around flashing or rooftop equipment. A professional inspection can determine whether repairs or replacement make the most sense.

How much does a flat roof replacement cost? Flat roof pricing varies based on size, insulation, tear-off needs, roof access, and material choice. Modified bitumen is often the most budget-friendly option, EPDM is typically mid-range, and TPO may cost slightly more depending on insulation upgrades. An inspection is the best way to get an accurate quote.

How often should flat roofs be inspected? Flat roofs should be professionally inspected at least once per year and after major storms. Routine inspections help catch small problems early and prevent unexpected leaks or costly emergency repairs.

Will insurance cover flat roof damage? Insurance may cover damage caused by storms, wind, or sudden events, but not normal wear and aging. Detailed inspections and documentation can help support the claims process if damage occurs.

How long does a flat roof replacement take? Most flat roof replacements can be completed in a few days, depending on size, weather, and project complexity. Larger buildings or projects requiring structural repairs may take longer.

Do roof coatings really extend roof life? Yes. Professional roof coatings can seal seams, improve UV resistance, and slow aging. Coatings are often used to extend the life of an existing flat roof and delay full replacement.
